Should I build a New House?

If you have a specific floor plan in mind and can’t find exactly what you are looking for and you have the funds, then yes you should consider building.  First you will need to find a vacant lot.  Vacant lot prices have skyrocketed in and around Pagosa Springs.  (Can you say “Tax Increase”?)  In many cases you will have the added expense to have the electrical, phone, sewer and water brought on to the lot.  One of the biggest considerations when building a new home is to thoroughly check out any prospective builders.  Things to check for:

If they advertise in all media from newspaper to radio, that should raise a red flag.  If they are so good why do they have to advertise so much?  Some of the best builders have never run a single ad.  Ask around.

References, References, References!  Ask your builder for a complete list of homes that they have built.  Ask specifically if the list includes all of the homes that they have built and if it does not, ask why.  Call the names on the list to see if you can look at their home.  Ask the homeowner about their experience with that builder.  Was the house done on time and on budget?  What would they do different if they had it to do all over again.

Check with local builder suppliers like lumber companies, tile and carpet stores etc.  Ask them which builders have a good or bad reputation around town.  Ask if the builders have been in town long, do they pay their bills, etc.

New homes in Pagosa Springs are selling for $200 to $225 per square foot.  Do you have the time to wait for your home to be built?  Winters can be challenging here in Pagosa.  A southern exposure is a must.  Use common sense and due diligence if you are considering building.  There are plenty of good builders around - do your homework.

Should I buy a Foreclosed Home?

There are probably some good buys to be had if you have patience and are willing to do some work.  Buying a foreclosed home can take 6 to 12 months to close. (Google it)  And at the very least hire a professional to do a thorough home inspection.  Many of the foreclosed homes here in Pagosa Springs were abandoned in the middle of winter.  The pipes froze in the walls and if the water still happened to be turn on, the result was water damage to the home.  If the water had been turned off, the pipes still had water in them and split open when they froze.  (Inside the walls)  Many of the foreclosed homes have been gutted - everything from toilets to kitchen cabinets have been pilfered.  Much of the “savings” you may have incurred by purchasing a foreclosed home will be spent fixing all of the problems that you bought with the foreclosed home.
